    The Housing Financial Discrimination Act of 1977 California Fair Lending Notice:
    It is illegal to discriminate in the provision of or in the availability of financial assistance because of the consideration of:

    Trends, characteristics, or conditions in the neighborhood or geographic area surrounding a housing accommodation, unless the financial institution can demonstrate in the particular case that such consideration is required to avoid an unsafe and unsound business practice. Race, color, religion, sex, marital status, national origin, or ancestry.

    It is illegal to consider the racial, ethnic, religious, or national origin composition of a neighborhood or geographic area surrounding a housing accommodation, or whether or not such composition is undergoing change, or is expected to undergo change, in appraising a housing accommodation or in determining whether or not, and under what terms and conditions, to provide financial assistance.

    These provisions govern financial assistance for the purpose of the purchase, construction, rehabilitation, or refinancing of one to four unit family residences occupied by the owner and for the purpose of the home improvement of any one to four unit family residence.

    Equal Credit Opportunity Act Fair Lending Notice:

    Fair Credit Reporting Act Notice:
    The Fair Credit Reporting Act [15 U.S.C. 1681] impacts many stages of the loan process. It requires that the ordering of a credit report be solely for the purpose of underwriting the loan or other credit or collection purposes. In underwriting the loan, it regulates the manner in which information from consumer reporting agencies is used. The act also has disclosure requirements if a loan request is denied. Lenders are required to retain adverse action disclosure statements for 25 months. Lenders who pass on information in consumer reports, or other information obtained on consumers, to third parties can be inadvertently become consumer reporting agencies.

    Online Applications:
    In order to ensure the most timely response and best loan program for you, we reserve the right to share your information with our affiliate lenders, in accordance with applicable laws. It is understood by the Applicant when applying on line that all statements made in his or her application are true and are made to obtain the loan requested.

    Merit Funding, Inc may retain a copy of all online applications even if the loan is not granted. The lender or anyone authorized by the lender may obtain employment, credit, or other information relating to the Applicant(s) for this loan.

    If the loan is approved, the lender may obtain additional employment, credit, or other information in connection with any updates, renewal, or extension of the loan, or for the solicitation of loan or insurance products.

    Upon request of the Applicant(s), the lender will provide the name and address of any credit bureau that issued a credit report on them and the lender may pass the $16.00 cost of the credit report directly to the Applicant(s). The cost of the credit report is non-refundable. Some states require us to place any advance costs in a trust account. By applying online the Applicant agrees that any fee collected for the cost of a credit report may be paid to the lender from the trust account, if applicable, at the time of a decision being made on the Applicant's application.

    Married Applicant(s) may apply for separate loan(s). The lender or anyone authorized by the lender may inspect the Applicant's property securing this loan for the purpose of determining its value.
